The process begins with a meeting (typically at your property). This initial session lasts depending on your requirements. We will help to define your brief and advise on the best way forward for the project.

Developing the brief and discussing alternative approaches for your project at this stage includes advising on the need for other consultants, from structural engineers to home automation specialists. We will also assess any soil or structural investigations required.

Your budget will be discussed and agreed. We will provide outline construction cost information based on current prices per square metre for comparable projects in your area.

Following this we will produce a set of scaled, hand-drawn sketch plans.

Our proposals will be developed into a full set of planning drawings. We can produce realistic 3D visualisations alongside sketch drawings to enable you to clearly envisage ideas. We will work closely with you to decide the final appearance of the scheme, including material finishes, for which we can provide samples and mood boards.

Cost estimating in construction is the process of predicting the overall costs of a new building project. The detailed estimate is based on completed design documents and how much labor will cost the contractor to provide. It is often the basis of the contractor’s initial building construction budget.

We will suggest appropriate and required consultants /Engineers from our list of entrusted firms and offices. These may include a structural engineer, a TGA engineer , a surveyor and an approved inspector.

The design process is a collaborative one. In our presentations we will discuss each aspect of the proposal in detail with you as the design develops. We provide architects plans, other drawings, material samples and 3D rendered views that illustrate the qualities of the proposed spaces.
In this phase the project progresses from a concept design to a fully developed permit proposal, with the needed drawings and documents to aquire the building permission

This includes drawings and notes that get submitted to an approved inspector Architect who will certify compliance with the building regulations.

Pre-application advice may be sought from the local authority. Following this, an application will be prepared for planning consents. Plans, elevations and sections will be submitted alongside a design and access statement.

Through the inspecting Architect, we prepare all the required architectural and structural drawings for a Building Permit application. We make sure the drawings include all the required details and hold up all necessary communication until submission.

Usually a game of patience, we try to optimize the waiting time and jump start the next phase while waiting for the approval/permission to be granted.
Once received, the approval typically means the construction can be started.
Detailed drawings (sometimes called blueprints or architectural details) will be produced to finalize all elements of the design, indicating key junctions, structural design, services including electrical layouts, floor, wall and roof constructions, and other desired interior details.

During the build regular site visits will ensure that the build process is following the construction documents and design intent. On each visit records will be taken to guarantee the quality of materials and work is up to the standard.
